2,341 HECM loans were endorsed (insured) in the month of August according to the latest data released from HUD on September 3, 2019. The Top-Ten lenders remained relatively static with the exception of High Tech Lending which jumped up 5 positions from #12 in July to #7 in August.

Live Well Financial’s 1 loan at the bottom of this month’s report seems to indicate their loan pipeline has cleared. The top 8 lenders this month remained unchanged from June. While endorsements are down considerably from previous years, there are signs that we may be seeing a bottoming out before a mild recovery- that barring any unexpected changes from HUD in the coming fiscal year.

We expect to see now-exited Live Well Financial’s loans in the report for the next 3-4 months as their pending pipeline of loans are insured. May endorsements are down 8% month-to-month but volume is only down modestly when considering the second half of FY 2018. We have the same top-ten lenders in May as in April with some minor ranking changes. YTD endorsements are down 39% from May 2018.

With all traces of the Dec/Jan government shut down and lagging endorsements having worked their way through the system- April endorsements should give us a good idea as to what the new norm will be in HECM endorsement volume.
